Guest Terms and Conditions

Reservations for accommodation by guests (the Guest) are accepted by the

property owners (the Owner).

Security:

Full names and addresses of all persons staying at any of our properties, or the campsite,

MUST provide photo ID and fully complete the Booking Information forms provided. This is to

prove your identification and current address, in case you need to be contacted. We reserve the right to keep this information for between 21 days and 12 months as appropriate. Information may be requested by Police and Licencing Authorities.

 Anyone who is on the Violent and Sex Offender Register or subject to a Risk of Sexual Harm Order or a

Child Abduction Warning Notice (or any register, order or notice succeeding these) is not allowed to stay

or visit the site.   

The Agreement: The rental agreement is between the Guest and the Owner.

The contract is deemed to have been made once the Guest has paid a deposit

or fee and the owner has dispatched a confirmation of booking. The lead

Guest must be over 18 years of age at the time of booking. No persons under

the age of 18 are to be left unaccompanied in the property without a

responsible adult present.

Booking/Refunds: The Guest who makes the booking is deemed to have agreed to

these Terms and Conditions, and will be responsible for all persons included

in the booking, and should ensure that they are all aware of these Terms &

Conditions. The Owner reserves the right to decline any booking or refuse to

hand over a key/pitch, to any person who has not complied with these Terms &

Conditions.  Cancellations received within 1 to 30 days of the start date, are not entitled to a

refund.  Change of dates may not be possible owing to availability.

Groups - No group bookings:  No Large family/friend/multiple family/friend bookings will be taken.

Any more than 2 individual pitch bookings (4 adults) that are known to each other, is not permitted and all parties will be asked to leave and no refund will be due if found to have breached our terms and conditions. We aim to provide a peaceful environment for singles, couples and small families.

Payment:  All bookings made, are charged in full at time of booking.

Deposits on bookings made direct, to be by arrangement at 25%.

No refund or credit will be given if guests leave early, cancel within 2 days of booking unless 

extenuating circumstances can be proven.

Cleaning and Breakages:  Self-catering. The Guest is responsible for leaving the

accommodation in good order and in a clean condition; otherwise, a cleaning

charge will be levied. Guests are expected to leave the property in a similar

state to which they find it (reasonable cleaning excepted). All breakages must

be paid for. Undeclared breakages must also be paid for. Please abide by this

so we can continue to provide good value for Guests.

Number of People using Holiday Accommodation: The Cottage not suitable

for children and infants. - Adults only. The Owner permits the Guest  (but no one else) to

occupy the property for holiday purposes only. The Guest must declare the

correct number of Guests at time of booking and if this changes, must

inform the owner before the rental commences of any change. No more than

the maximum number of persons (two) stated on the website may occupy a

property unless by prior written agreement with the Owner. Extra charges

may be applicable if the number of Guests differs from the number on the

booking, or asked to leave the premises.

Arrival/Departure: The properties/accommodation (unless otherwise agreed) are available

for occupation from 4.00 pm (on later than 9pm) on the first day of the holiday and must be

vacated by 10.00 am on the day of departure. 

Cancellation or Changes by the Guest: Once the holiday is booked, either for camping or

self catering the

Guest has entered into a legally binding contract. If the Guest cancels, for

whatever reason (including medical and weather related) then no refund of

the deposit will be due, and within 6 weeks of the holiday, no refund of the

full balance is due. Cancellations are to be made in writing. If in the event, the

property/pitch is re-let, for the cancelled period, the Owner may at their discretion

refund the amount paid subject to an admin fee and any other costs. In the

event the cancelled period is re-let for a lesser amount, the lesser amount will

be refunded.

It is recommended and expected that the Guest will have or will take out a

holiday insurance policy (which includes cancellation insurance covering

sickness and unavoidable reasons for cancellation) prior to their stay.

 

Pets: Maximum two pets, unless by request. No 'Dangerous Dogs'. The Guest may only bring such

pets as are booked in by the Guest at the time of booking. A charge will be made per pet per day.

Pets must be well-behaved and must not be left unattended in the property/caravans

tents or motorhomes.

Pets are not permitted in the bedroom of the Cottage or on any furniture in the property.

If damage or extra cleaning is caused by pets the Guest will be billed for that

charge. No garden is guaranteed as 100% secure for dogs even if described as

private or enclosed. Dogs on leads at all times on the Campsite.

 

Guest Responsibility: The supervision of children, babies, dogs and any

adults requiring care always remains the responsibility of the Guest. 

 

No Ball Games on Campsite.

Guests should put all furniture etc back to where it was at the beginning of

the rental period.

Guests should not leave any items at the property and, if left, the Owner has

the right to charge for the removal, return or disposal of those items.

Damage, Loss, Theft: Guests agree to inform Owners of any damages,

breakages or loss, however caused, excluding reasonable wear and tear

incurred during occupation. Guests should not remove any item from the

property. The Owner may ask for reasonable replacement costs.

Nuisance: Guests should not cause nuisance or annoyance to owners, other

guests or of any nearby property.

If, in the opinion of the Owner, any person is not suitable to continue their

occupation of the property because of unreasonable behaviour, damage or

nuisance to other parties, the contract may be treated by the Owner as

discharged and the Owner has the right to repossess the property

immediately and ask the guest to leave. The Guest will remain liable for the

whole cost of rental or damage caused and no refund shall be due.

Access to the Cottage: Guests must allow reasonable access to the property by the Owner

for maintenance/emergencies given reasonable notice.

 

Wildlife: Our properties are in a beautiful rural area. Please therefore

expect to meet some wildlife, including the odd spider, mouse, bird, fly, bee,

wasp or other creature, which may make their way into a property

unbeknownst to the Owner. Spiders in particular are not considered to be a

pest and consume up to 2000 other insects per year. If this is likely to be a

problem, it would be best not to book. (If any of these creatures are

encountered, do not panic, but contact the Owner in a calm and reasonable

way - but only if the creatures become a serious menace. Otherwise, just

open a window or a door and let them out, as this is usually what they prefer.)

Owners reserve the right to take no action if they do not consider the

existence of the wild life to be a serious threat to health and safety.

 

Complaints Procedure: If a Guest has a complaint, it should be submitted to

the Owner at the earliest opportunity. We want you to have a wonderful stay

with us, so please give us the opportunity to put things right as and when

things occur.

If a complaint cannot be resolved and Guest wishes to take the matter to

Court this should be done at the Court nearest to the Owners address.

Property descriptions and all details both written and verbal are given in

good faith and believed to be correct, but interpretation thereof can be

subjective, and as such their accuracy cannot be guaranteed. Property details

may vary over time from photographs and descriptions on the websites.

Liability: The Owner cannot accept responsibility for any material loss,

damage, additional expense or inconvenience directly or indirectly caused by

or arising out of the property, its plumbing, gas, electrical services or

exceptional weather. Please respect all areas marked as private, these areas

are for the sole use of the owner, admittance to these private areas by invitation

of the owner. Campsite visitors are not permitted into any area marked private.

No responsibility is accepted for loss or damage of property, (including pets),

vehicles or vehicle contents belonging to the Guest or any member of the

party during their occupancy. Car parking should be in the designated

parking places and is at the Guests own risk.

The maximum liability accepted by the Owner will be the total cost of the

holiday as paid by the Guest. No other expenses such as travelling costs or

alternative accommodation will be accepted.

 

Cancellation by Owners: The Owner reserves the right to refuse any

booking and to cancel any bookings already made if the property is

unavailable (e.g. through fire, flood, etc) for any reason whatsoever, subject

to a full refund of all monies paid (but no further liability). Note: in the

unlikely event of a cancellation the Owner will make every possible effort to

secure alternative accommodation if required.

No Smoking/FIRE risks: We have a No Smoking/Vaping policy within properties/buildings/campsite. No smoking is permitted in the campsite amenities building (toilets/shower/washup area).

NO OPEN FIRES including log burners/fire pits or similar, other than BBQs all BBQs must be raised

30cm off the ground. NO Disposable BBQs are permitted.

Force Majeure: The Owner cannot accept responsibility or liability for any

alterations, delay or cancellation or any other loss or damage caused by war,

civil strife, terrorist action, industrial disputes, fire, sickness, bad weather,

epidemics, pandemics, acts of any government or public authority, or any

other event outside our control.

 

Waiver: The failure of the Owner to enforce or exercise, at any time or for

any period of time, any term of, or any right pursuant to this agreement does

not constitute and shall not be construed as a waiver of such term or right.

Miscellaneous: The Guest agrees that the contract with the Owner is made

at the Owner's premises and that any proceedings between the parties shall

be conducted in the County Court nearest to the Owner.

Personal details will be held for 30 days after departure and then destroyed

in line with GDPR. Your details will not be given to any third parties for

marketing purposes. With the exception of Track and Trace, which is 21 days
